    PleasantStays provides vacation rental home managers with quality properties a means of marketing their vacation homes, managing reservations and by providing them with the PleasantStays branding. Travelers will only get the very best properties that are available in the Disney/Orlando area and other popular PleasantStays vacation destinations.     How do I know the homes listed on PleasantStays are legitimate?

    All of the companies that are listed on PleasantStays have either been invited by us or have submitted an application. Only properties that meet or high standards are even considered to be a part of the PleasantStays network. Since we are in Orlando, we have seen and been in most of the homes that you will see listed on our site. If properties are out of state, we rely upon the photographs and speaking directly with the applicants to ensure that they share our philosophy on presenting quality products and exceptional customer service. Most importantly, PleasantStays has been in business since August, 2000 and is registered with the Better Business Bureau Online.

    Why should I rent a vacation home from PleasantStays vs. the other listing services?

    PleasantStays provides a selection of the highest quality properties in each of our popular destinations. Since this may be your first time staying in a vacation home, we want to help to ensure that you discover the "best kept secret" in the lodging industry. While a majority of Travelers have had wonderful vacation rental experiences, there are some management companies and property owners who don't always have the guest's interests as a priority. We provide Travelers the opportunity to see the exact property that you will stay in. Larger management companies normally will promise you only a home type. This is great from an efficiency standpoint, but you as a Traveler are left wondering about the location and the quality of the home until you walk in the door. We put you in touch with a network of smaller management companies that are more than happy to provide you with all of the necessary details you request until you are satisfied that you have found the perfect home. Our powerful search engine allows you to quickly narrow your search to only the properties that meet your criteria and are available. You are also provided the exact price that you will have to pay before you make a reservation. We also provide you an online account that you can access from any web browser to check the photos and details, see your reservation status and track payment history.     Can I list my vacation home with PleasantStays?

    Our primary market is Orlando, Florida. Due to the overwhelming success and positive feedback from both Travelers and Managers, we have expanded our free services to qualifying properties throughout the United States. If you have a property listed in another country, please call us to discuss your particular situation. Our number one priority is to ensure that only the finest quality properties and Managers are permitted to join the PleasantStays network. You may submit an application by going to the "List Your Home Today" link on our home page. If you are in Orlando, we will want to see your properties and review your management program. Applicants outside of Orlando will be contacted by telephone.

    I normally stay in hotels. What is the difference between hotels and vacation rental homes?

    Once you stay in a PleasantStays vacation home, you'll never stay in a hotel again! Imagine being able to bring your entire family to a luxurious vacation home with a private pool and other amenities that you would find in your own home. Enjoy the privacy of your own bedroom and bathroom while the children are watching television safely under the same roof. Anytime you would find the need for two hotel rooms, you can be sure that a vacation home is always a better value. Enjoy a nice breakfast outdoors by the pool before you get your day started.     Will I be staying in the vacation home that I see in the PleasantStays listings?

    Absolutely! We don't allow management companies on our system that attempt to list multiple properties with one example of what you are going to get. We demand that every home listed with us have detailed photographs, an accurate availability calendar and current rates. We require our managers with multiple homes to provide detailed descriptions and photographs of each individual one because we believe that you are the best judge of determining the perfect vacation home that meets your exact needs. In rare circumstances, events beyond the Manager's control may preclude you from staying in the home that you picked, but the Manager will give you the opportunity to pick another home as an appropriate substitute. We also expect that Managers should compensate any Traveler who is inconvenienced.

    Why can't I see the actual address of the homes?

    For security reasons, you will not receive the address or the phone number of the vacation home that you will be staying at until your reservation has been confirmed. The Manager will be happy to discuss the location of the home and the surrounding area of your vacation home.

    How do I get the keys for the home?

    In many cases, you will check-in to a central office, similar to a hotel. In other cases, there will be a key lock box that requires a security code. Also, many Managers choose to meet you directly at the home to ensure that all of your questions are answered. Specific directions to the home and instructions on how to get the keys will be available upon confirmation of your reservation.

    How many people are allowed to stay in the home?

    Vacation homes are subject to the same policies that a hotel must adhere to. Managers have entered the maximum number of guests that can legally sleep in the home. If you have more guests, we can usually accommodate you with two or more homes on the same street, in the same neighborhood and in some cases right next to each other.

    What will be provided in the vacation homes?

    Everything you need for a pleasant stay is provided upon your arrival. The home will be cleaned just as you would expect when you arrive at a hotel. You will have linens, towels, placeware and cooking utensils.

    What should I bring to the home to make my stay more enjoyable?

    Most of the necessities for your trip will be provided, but things such as laundry detergent, dishwasher detergent and shampoo are a few recommended items. Since you are staying in a vacation home equipped with a refrigerator, freezer and kitchen, you can go to the local grocery store and get all your favorite items you would normally like to have. Cooking your own meals and packing snacks for your day trips can save time and money, especially for larger families.

    I am planning a family reunion or other group activity. Can I reserve multiple homes close together?

    We have worked with vacation rental management companies to offer you the greatest variety of vacation rental homes available in the Disney and Orlando, Florida area. We have several vacation homes in several neighborhoods, offering great flexibility for large groups. Our goal is to provide you with a choice of one large home (6 bedroom or 7 bedroom vacation rental homes) or two or more vacation rental homes together (5 bedroom, 4 bedroom or 3 bedroom vacation rental homes). We recommend that you determine the number of vacation homes home by figuring how many individual bedrooms you will need (couples sharing one king, queen or full bed; individuals in single beds). We do not recommend that guest rely on sleeper sofas, but use them for unexpected additional guests. Once you determine the number of bedrooms you need, you can determine the count of adults and children in each bedroom and then for each home. Use these numbers (not the total) to search for each needed vacation home).     Do you rent vacation homes for the purpose of corporate housing?

    Yes! A PleasantStays vacation home in the vicinity of the Disney area provides the perfect solution to your corporate housing needs, especially if you are going to be working in conjunction with Disney World, Universal Studios, Sea World or if you plan to be working at the Convention center. Regardless of whether you plan to stay for 1 week, 1 month or 1 year, PleasantStays can help you find the perfect vacation home.

    I found the perfect home. How do I make a reservation

    The easiest way to make a reservation is to go to the "Price Quote / Reserve Online" feature on the property details page of the home you are interested in reserving. If you do not feel comfortable making reservations online, feel free to call us at 800-779-8699.

    Who do I contact if I have questions about the home or my reservation?

    Once you make a reservation request, you will immediately have access to the Manager's contact information (telephone and e-mail). Feel free to contact them right away and tell them that you just made a reservation for their vacation home on PleasantStays. Logon to My Account to view contact information for your existing reservations.

    How do I check to see if the home I want is available for the dates I will be travelling?

  • From the "Find Homes" feature, you can specify the dates that you wish to travel. The search results will only show you vacation homes that are available in the order of least expensive to most expensive based upon the "Average Nightly Rate".
  • If you are viewing a property, you can select the "View Availability" feature to see the calendar for this year and the next two years. This is handy if you are looking for special rates by season or if you want to try to fit your travel plans into an open week that might be available.
  • When you go to the "Price Quote / Reserve Online" feature, you will be able to specify the dates that you wish to reserve. If the home is available, you will get a detailed price quote, otherwise, you will get a message indicating that the home is not available for those dates.
  • How can I see a price quote for the dates I wish to stay?

    From the property details page, you will have the option to select "Price Quote / Reserve Online." There is no obligation to get a price quote and you will be provided with the total cost, including any applicable fees and taxes. This allows you the flexibility to compare prices on homes prior to making your final selection. If the price quote is satisfactory, you may proceed to make a reservation request by selecting "Make Reservation."

    How do I know the status of my reservation?

    Once you have made a reservation request, you can check on the home details, reservation details and payment updates by logging on to My Account from the PleasantStays home page.

    This seems too good to be true. Why are the prices so inexpensive?

    PleasantStays lists only the highest quality homes in each travel destination. As a result, it is not likely that we will be the most economical for all Travelers, but compared to a hotel, they provide tremendous value. Due to the fact that there are several vacation properties that do not meet the minimum requirements to properly rent properties, guests often are enticed to find a "deal" that can often yield a negative experience (poor location, poor furnishings, lack of maintenance support, unlicensed, etc). As a result, our prices have been lowered to remain competitive. All of our owners have taken the time to do things right and place the quality of the Traveler's experience as their number one priority. As our quality branding campaign progresses, the value of our vacation properties continue to rise.

    Where do I send my payment?

    The payment address for the Manager of the property should be sent to you via e-mail and will always be available from the My Account option on the PleasantStays home page.

    How do I know the status of my payments?

    Every time the status of your reservation changes or when a credit or charge is applied, you will be notified by e-mail. A complete history of your reservation status and payment history is available anytime by going to My Account from the PleasantStays home page. Choose the reservation that you would like information about and click on "View Details" to see your invoice and reservation history.

    Why don't some of the home managers accept credit cards?

    While some of our homes are managed by larger management companies, some are managed by homeowners just like you. The cost of credit card processing can be prohibitive for some of our Managers. This also allows Managers to charge competitive rates. If paying with a credit card is essential, you can look to see if the Manager of the home will accept credit card payments by looking at the property details page.

    I have to send my payment to a place other than where I intend to travel. Is that correct?

    Yes. Many of the home owners live in the area where you plan to travel, but in some cases, the property you will be renting is a second home and the Manager lives elsewhere.

    Can I negotiate to get a better rate than what is listed on PleasantStays?

    The vacation homes presented on PleasantStays prices have been entered into our database so that you can search, find and get accurate price quotes in order to make a reservation request. If a Manager wishes to discount their properties, they can publish them as a special rate on our system. Our Managers have established respectable businesses and have added a comfortable margin above their operating costs to ensure that they can continue to provide you the highest quality product. If you receive price quotes from other listing services that seem too low, you should strongly consider the reasons why a Manager would be willing to rent their home at such a low rate. PleasantStays is dedicated to providing quality vacation homes and quality customer service. Managers should not deviate from our published rates.

    What if I need to cancel my reservation?

    In the event that you should need to cancel your reservation, please contact the Manager. The Manager's contact information is available from the My Account link on the PleasantStays home page. You will be required to pay any applicable penalties for cancellations.

    What if I have a problem or question while I am at the home?

    The Manager will provide you with all of the necessary contact information for maintenance and emergencies. Most Managers provide a guest book that can be used for a quick reference.

    Who owns and manages the vacation properties?

    In most cases, the owners of the PleasantStays vacation rental homes are individuals like you and I who have bought a second home for vacation purposes. Others have many properties that serve as vacation residences as well as investment properties. Most owners do not wish to manage the everyday maintenance of the properties and leave the properties in the care of a property management company. Property management companies should make every effort to minimize owner's maintenance costs while maximizing their rental income. In most cases, you as a Traveler will be coordinating directly with the property management company or the owner themselves.

    Who do I contact for questions about my existing reservation?

    Each vacation home is managed by an independent property manager or owner. Questions regarding payment information, check-in procedures (getting the keys), amenities in the home, reservation status, payment information, changing your arroval/departure dates or reservation cancellation must be handled through the management company directly. You can quickly get the telephone number, address, email and other contact information immediately from the My Account link on the PleasantStays home page.
